1. Scope of application
These General Contract Conditions regulate the agreement with users (who are to be understood as those who use the short-term rental offered by the site www.dreamersinbelsiana.com and contain the general terms and conditions that govern the use of the apartments.
Each apartment is offered on our site through a specific descriptive sheet and/or other illustrations electronically and/or in a catalogue, containing the Specific Conditions of the individual offer in relation to the specific period, rates, cancellation and/or cancellation conditions.
The Specific Conditions of the individual offer must therefore be considered as added to integrate or modify these General Conditions, prevailing over the latter in the event of divergence.
These General Conditions may be modified at any time without notice. Acceptance and compliance with these General Conditions of sale are considered acquired at the time of conclusion of the booking.
2. Conclusion of the Contract and payment conditions
The minimum rental is 1 day, with rental starting after 3 pm and rental ending by 10 am, unless otherwise indicated in the description of the specific offer.
For each offer on the site, you can make an online reservation by connecting to the site www.dreamersinbelsiana.com and clicking on “book”, filling out the contact form.
You will receive within 24 hours a confirmation of actual availability of the apartment for the period requested by you.
The reservation is considered completed only when the reservation confirmation is sent to the Customer and upon receipt of the deposit payment by the customer, where provided for in the specific description of the individual offer chosen.
Once the reservation has been made, the payment rules for the rate valid for the specific reservation (if in one or more installments) are reported in the description of the individual offer.
Without payment of the balance within the indicated terms, the reservation is cancelled and the customer is not entitled to use the booked services.
3. Prices
The valid prices are those indicated on the description sheets of the individual offers on the site and in any case to be considered confirmed only at the time of booking. The owner of the property is free to change the prices at any time. Only the price indicated in the booking confirmation is contractual.
4. Start and end of rental; shorter stays or extensions
The Contract is stipulated for the period indicated in the booking confirmation, with the start of the rental after 15:00 and the end of the rental by 10:00, unless a different time is indicated in the specific conditions of each offer. If possible, please let us know by email, a few days before, your expected arrival time.
The customer must hand over the keys by 10:00, must leave the accommodation in the same condition in which he found it upon arrival, must not leave his own objects and personal effects there, and must leave all the services provided to him in perfect condition arrangement, as well as the furniture and furnishings, under penalty of full compensation for the damage.
In the event that you are unable to occupy the apartment on the booked day or at the scheduled time due to difficulties during the trip, strikes, or for personal reasons, no refund is provided. The same rule applies in the event of early termination of the lease.

5. Cancellation of the contract by the customer Cancellation conditions pursuant to art. 1382 of the Civil Code.
The Italian Consumer Code does not provide for a right of withdrawal. Nevertheless, we agree to cancel the reservation under the following conditions, pursuant to art. 1382 of the Civil Code, unless a different cancellation and/or cancellation policy is reported in the Special Conditions present in each descriptive sheet published on the site at the time of booking.
If the cancellation is communicated:
- within 120 days from the date of arrival, the reservation can be cancelled without any penalty; only the deposit will be retained;
- from 120 days to 60 days of the rental start date, 40% of the booking value will be charged;
- from 60 days to 7 days of the rental start date, 80% of the booking value will be charged;
- in the week before the rental start date, 100% of the booking value will be due
In the absence of cancellation, in the event of a no-show or early termination of the rental, the entire amount for the entire booking period is considered due.
6. Cancellation of the Contract by the owner
The owner, in the event of force majeure (war, natural disasters, fire in the booked apartment, sale of the accommodation by the owner), can cancel the contract by returning the amount paid
7. Customer obligations
A deposit of €1000.00 may be requested upon delivery of the keys, which will be fully refunded provided that the apartment has not suffered any damage.
The occupancy of the apartment is limited to the number of people mentioned in the reservation. The presence in the apartment of people other than or in excess of those indicated at the time of booking is not permitted.
The Customer undertakes to occupy the apartment respecting all the rules of good neighborliness. In particular, the customer undertakes to keep the apartment, with everything contained therein, in perfect condition for the entire duration of the stay. He may not carry out any annoying, unhealthy, harmful, dangerous or illegal activities in the accommodation. Furthermore, he may not store flammable, explosive or corrosive materials in the apartment, and he may not carry out commercial or incompatible activities within the apartment.
8. Cleaning – change of linen
The apartments include a complete set of towels per person and are delivered clean at the start of the rental.
If the stay includes the day of Wednesday, the Client hereby grants access to the apartment to the staff responsible for cleaning, from 10:00 to 19:00, in order to allow the weekly collection of the linen.
9. Complaints and refund requests
If upon arrival or during the stay you should find any difference with what was booked, we recommend that you contact the owner at one of the contact details indicated on the site.
The owner is not to be held responsible in the following cases:
a) negligence or omission of services attributable to third parties;
b) in the event of force majeure or an event that neither the owner nor his representatives can foresee despite their diligence;
c) thefts in the apartments.
N.B. The Client is solely responsible for the behavior of the guests accompanying him.
10. Disclaimer
We do our best to provide correct and complete information on this site, but we do not assume any responsibility or guarantee regarding the topicality, correctness and completeness of the information. We reserve the right to make changes or additions to what is published without notice. The offer and the booking confirmation are binding. We are not responsible for the content of external links, for which the managers of the pages linked to them are the only guarantors.
Mistakes may occur in the correct supply of services such as gas, water and electricity. In these cases and for adverse weather conditions the owner cannot be held responsible.
11. Competent court
For any dispute arising from this contract, the Court of Rome will have exclusive jurisdiction.
Mandatory communication pursuant to art. 16 of L.269/98 – the law punishes with imprisonment the crimes related to prostitution and child pornography, even if they are committed abroad.
12. Data protection
Pursuant to the GDPR, we inform you that your data is used exclusively for the processing of your request and will not be communicated or disclosed to third parties. Pursuant to art. 1341 and 1342 of the Civil Code.
